ABSOLUTELY NO PETS ALLOWED
ABSOLUTELY NO SMOKING ALLOWED INSIDE CONDO - THIS IS A NON-SMOKING UNIT
NO GAS & NO CHARCOAL GRILLING ALLOWED IN PROPERTY OR ON BALCONIES
4 PM CHECK-IN TIME / 10 AM CHECK-OUT TIME
MAXIMUM NUMBER OF OCCUPANTS IS LIMITED TO: (2 x #BEDROOMS) + 2, UNLESS OTHERWISE SPECIFIED
SINGLES < AGE 25 ARE PROHIBITED UNLESS ACCOMPANIED/ ENTIRE OCCUPANCY BY PARENT/LEGAL GUARDIAN

A $30 SERVICE CHARGE WILL BE ACCESSED ON ALL RETURNED CHECKS
DEPOSITS ARE NOT PART OF RENT, & WILL BE REFUNDED IN FULL AFTER DEPARTURE, PROVIDED ALL CONDITIONS WITHIN THIS AGREEMENT ARE MET, INCLUDING ALL PROPERTY OF THE CONDO OWNER REMAIN IN THE UNIT.
ALL LOST KEYS ARE SUBJECT TO $25 CHARGE
ADVANCED RENTS WILL BE DEPOSITED IN GBR'S INTEREST BEARING ACCOUNT. INTEREST ACCRUED IS PAYABLE TO GBR.
FREE LOCAL TELEPHONE SERVICE - LONG DISTANCE AND TOLL CALLS REQUIRE USE OF RENTER PHONE /CREDIT CARD
CABLE TV SERVICE IS FURNISHED
COMPLETE LINEN, TOWELS, & KITCHEN INVENTORY ARE INCLUDED - DEPARTURE CLEAN IS PROVIDED IN RENT

Cancellation of Reservation by Lessee / Renter:

Travel protection insurance from CSA Guest Cancellation Insurance (member vacation rental managers association) is available through Gibson Beach Rentals, Inc. We have gone to great lengths to offer you this insurance at wholesale rates. Please take the time to consider this opportunity to protect your valuable investment.
Reservations canceled a minimum of 40 days prior to the scheduled arrival date will result in a full refund of your prepayments and damage deposit less a cancellation fee of $70.00 plus tax. Canceling your reservation for any reason 40 days or less of your scheduled arrival will result in complete refund of your damage deposit and complete forfeiture of all your rental prepayments unless we are able to lease the same unit within or equal to the same date range as your reservation. If the unit is leased within or equal to the same date range at an equal or greater price, we will refund your damage deposit and rental prepayments minus a $70.00 plus tax cancellation fee upon attaining the new occupants completed contract. If the unit is leased within or equal to the same date range at a lesser price, we will refund your damage deposit and prepayments minus the difference between your prepaid rent and the new occupants cost plus a cancellation fee of $70.00 plus tax upon attaining the new occupants completed contract.
